🏡 From Stuck to Sold: How a Hollister Couple Bought Their First Home When It Almost Felt Impossible
Buying your first home is a huge milestone, but it can also feel really overwhelming, especially when the numbers don’t quite line up. I recently had the chance to help a young couple in Hollister who were feeling exactly that way. They had been renting, were ready to start building equity, and wanted to stay local. But like so many first-time buyers, the biggest hurdle was the down payment.
They had already done a lot of research and found me online, but when we connected, it was clear they were starting to lose hope. They’d been looking at homes, getting excited, and then running into the same wall: not enough funds to cover closing costs and down payment together.
We sat down and created a plan. Instead of spinning our wheels on homes just out of reach, I knew we needed to shift strategy. That’s when I brought up the idea of looking at new construction.
At first, they weren’t so sure. They had a picture in their head of what new construction meant, and it wasn’t what they thought they wanted. I totally understood, so I simply said, “Let’s just go take a look. You don’t have to decide today, but it’s worth seeing what’s possible.”
What they didn’t expect? To fall in love.
The moment they walked through the model homes, their energy completely changed. Suddenly they could see themselves there—hosting family game nights, setting up their BBQ pit for family dinners, and having a space that was truly theirs.
But more importantly, the numbers finally made sense. By working with the builder’s in-house lender, they were able to secure major closing cost credits, enough to fill the gap that had been holding them back. We’re talking $15,000 to $20,000 in savings thanks to builder incentives, which helped cover closing costs and buy down their interest rate.
What started as discouragement quickly turned into excitement. They were approved, in contract, and on their way to closing—all within a matter of weeks.
